1. The Home's Record, and Who Controls It

Scarsdale.Life keeps a verified maintenance history for each home. That record is a record about the property, not about any one person. While you own (or co-own) a home on the Platform, you are a custodian of its record: you can view it, export it, and choose to share it. Because the record belongs to the property, it is designed to persist across ownership — when a home is sold, its history can travel to the buyer (a "Carfax for your home"), which is part of what makes documented maintenance valuable.

We are the keeper of that record; the current owner(s) control access to it. The rest of this policy covers what else we collect, the aggregate insights we build from platform activity, and the narrow, opt-in cases where we share identified information with a third party for your benefit.

2. Information We Collect

2.1 Account Information

Name, email, phone, role (homeowner, provider, webmaster), language preference.

2.2 Property Information (Homeowners)

Street address, city, state, zip; property attributes (where provided); geographic coordinates for service-area matching. We record the ownership relationship linking a person to a property (and, where applicable, a custom owner label per co-owner).

2.3 Business Information (Providers)

Business name, EIN, description; license number/expiration; insurance carrier/limit/ expiration; background-check status; languages; service categories and areas.

2.4 Transaction & Maintenance Data

Schedule rules, work tickets, appointments, completion confirmations, invoices, and the resulting verified maintenance events (the home's record). This includes the lifecycle of each request — quotes, agreed prices, and the reason a request or agreed job is declined, withdrawn, or cancelled, along with any feedback a party shares about why a deal did not proceed. A reason or piece of feedback one party provides is kept private from the other party and is used by us for the purposes in §3 (e.g., quality, reliability, abuse prevention).

In-platform messages, support tickets, community announcements.

Pages/features used, device, browser, IP, referral source.

3. How We Use Your Information

  • Service delivery — matching homeowners with providers, scheduling, invoicing.
  • The home's record (Tier 1) — building the property's verified maintenance history and the reports and disclosure helpers an owner chooses to generate from it.

  • Trust metrics — transaction-derived provider metrics (homes served, on-time rate, invoice accuracy), shown as aggregate informational data, never individual transactions.

  • Quality, reliability & abuse prevention — we analyze request outcomes and the reasons and feedback captured when a deal is declined, withdrawn, or cancelled (§2.4) to improve matching, measure the reliability of providers and members (e.g., honoring agreed prices, last-minute cancellations), prevent abuse, and inform the de-identified data asset (§7). These reasons and feedback are internal to us and kept private from the other party.

  • Building the maintenance data asset (Tier 2) — we create de-identified and aggregate datasets from platform activity (e.g., regional pricing, system-lifespan and risk benchmarks) and may license them to third parties such as insurers and appraisers. These datasets are engineered so they cannot reasonably identify you or your property (see §6).

  • Communication, platform improvement, safety/fraud, verification — to operate the Platform.

4. Co-owners and Ownership Changes

  • Co-owners share custody. Each current owner of a property can view and export that home's record. Each co-owner's own personal/account data remains theirs individually.

  • Consequential actions are logged. Sharing the full record with a third party (§5, Tier 3) or transferring it at sale is recorded with the acting owner and time, and is available to co-owners.

  • One owner leaving does not erase the home's record. If a co-owner deletes their account, we sever their personal link to the property; the property's record persists for the remaining owner(s) (see §7).

  • At sale / change of ownership, the home's record may pass to the new owner (subject to the seller's action — see Terms of Service); identifiers personal to the departing owner are not carried over as personal data.

5. Sharing With Providers You Engage

When you engage a provider (assign a plan or request a one-off job), the information necessary to perform that specific job — name, service address, contact, and the scope for that task — is shared with that provider, for that engagement. This is a service you requested; each engagement is a separate, logged, revocable disclosure.

We do not share more than the job requires without your explicit, per-provider permission. Your broader record / Home Health Report is shared with a provider only when you choose to; a provider's use of your information beyond serving you is prohibited by our Provider Agreement unless you separately opt in.

6. What We Do — and Do NOT — Do With Your Data

We do NOT: sell your personal information; share data with advertisers or use it for targeted ads; sell homeowner data to providers (you are a member, not a product); disclose your identified records to a third party without your explicit opt-in for that purpose.

We DO: build and may license de-identified and aggregate datasets (Tier 2) — because these cannot reasonably identify you, this is not a sale of personal information (§7); and share your identified records with a specific third party only when you opt in for a defined, beneficial purpose (e.g., sending your maintenance history to an insurer to qualify for a documented-maintenance discount — Tier 3). You may decline or withdraw at any time.

7. De-identification & Aggregation

For the data asset (Tier 2): we remove/transform direct and indirect identifiers so data cannot reasonably be linked to you or your property; we apply an aggregation threshold (no metrics reported below a minimum number of homes per area/segment); we contractually prohibit every licensee from re-identifying the data and commit not to do so ourselves; and we do not re-combine licensed aggregates with personal identifiers.

8. Data Retention & Deletion

We separate the personal layer (who you are) from the record layer (what was done to a property). On deletion we remove the former and de-identify, rather than delete, the latter — honoring your rights without destroying records we must legally keep or the integrity of the home's history.

Deletion rights are subject to the exceptions permitted by law (GDPR Art. 17(3); CCPA/CPRA): legal/tax retention, completing a requested transaction, and defending legal claims.

9. Your Rights

Access & portability (incl. exporting the home's record); correction; deletion per §8; opt out of identified sharing (§10).

10. California Privacy Rights (CCPA/CPRA) & Notice of Right to Opt Out

We do not sell your personal information, and licensing de-identified/aggregate data (§7) is not a sale. If you opt in to Tier-3 identified sharing (e.g., with an insurer) you may withdraw at any time via your privacy settings or the webmaster ("Do Not Sell or Share My Personal Information"). You also have the right to know, to delete (§8), and to non-discrimination for exercising these rights. We honor opt-out preference signals where required.

11. Children's Privacy

For adults (18+). We do not knowingly collect data from under-18s and comply with COPPA for under-13; discovered minor data is deleted and the account terminated. State minor protections (CA no-sale-of-minor-data, NY SHIELD security, and CT/VA/CO/UT and emerging laws) are observed.

13. Security

Encrypted transmission (HTTPS) and at rest, role-based access control, regular reviews (NY SHIELD-aligned).

14. Changes & Contact

Each version of this Policy is dated and retained, and we record which version you accepted and when. Non-material changes are posted and announced; material changes (e.g., to how your information is used or shared) require your review and acceptance before you continue using the Platform, and until then the version you last accepted governs. Your separate opt-ins (e.g., Tier-3 identified sharing, marketing) are never bundled into that acceptance — they remain independently optional and withdrawable.
